I just wanted to give you a project update for McClellan Meadows.
1. Contracts
* the monthly landscape maintenance contract has been awarded to Stillwater Landscape Maintenance and will begin on November 1ST
* The monthly exterminating contract for the tot lot and surrounding areas has been awarded to Property Management Pest/Weed. They will do their first service next week.
* The quarterly tot lot maintenance contract has been awarded to HOA Playground Services. They will do their first visit and inspection next week.
2. Landscape clean-up
* The contract for landscape clean-up, tree trimming and replacing the backflows was awarded to Stillwater Landscape Maintenance. I am still waiting to hear from them on the exact start date, but we are shooting for completion by November 1st.
3. Monument sign letter replacement
* The contract to replace the missing letters on the monuments was awarded to TS&G signs. The letters are on order, and I’m waiting to get an ETA from them on the actual install.
4. Utility service start-up
* Water meters have been installed in the north end of the Community.
* Sent meter locations over to APS today to start the process of getting the electric turned on in the north end of the Community. I am not sure which meter(s) is connected to the streetlights. Asked them for clarification.
5. Streetlight repairs
* APS needed the pole numbers before they could start repairs. I noted them all on Wednesday and sent them over to my rep today. Also checking with them to see if all streetlights are on the same meter so we can decide if we want all of the street lights on or just the north end.
6. Block wall repairs
* The block wall repair contract was awarded to First Rate Maintenance. They were in progress when I was out there on Wednesday. I will check the status again on Monday.
7. Block Wall Painting
* I got the 3rd bid for wall painting today and sent over to my Sherwin-Williams rep to make sure they were all bidding to the same specs. As soon as I hear back from her, I will send them out.
8. Sidewalk repairs
* I just e-mailed the representative from the City of Coolidge public works today to see if they will handle the sidewalk repairs. Manny/Rick, would you be able to provide a cart so I can ride around and mark the damaged areas on a map?
9. HOA items
* The Design Guidelines, Fine Policy and Collection Policy have been adopted. The website is set to go live early November. Once it is up, we will send a postcard out to all residents notifying them that the website is available and that these documents are all posted there. Then I can start to do compliance inspections.
* The budget for November and December has been completed. We have started invoicing everyone effective November 1st.
* The budget for 2019 is in process and should be available to present for approval by the end of October.
